SHLTR Talks: Architect Greg Warner FAIA, partner & founder of Walker Warner, and Interior Designer Nicole Hollis, creative director & principal of NicoleHollis, moderated by SHLTR Editor-in-Chief Zahid Sardar, explore how modern architecture and interiors can feel deeply Hawaiian without resorting to architectural costume, offering a more enduring model for building in the islands.
Grounded in restraint, climate, and place, the conversation examines how West Coast modernism has quietly shaped contemporary work in Hawaii not through grand gestures, but one house at a time. Each speaker presents primarily residential projects, alongside a shared hospitality project in Kona that demonstrates how this approach extends beyond the private home.
Together, their work shows how modern design can engage local conditions and culture while resisting familiar tropes, such as thatched roofs and overt island motifs, proposing instead a disciplined, site-responsive modernism that is contemporary, adaptable, and lasting.
Nicole Hollis Bio
Founded in 2002 by Nicole Hollis, NICOLEHOLLIS is a San Francisco–based interior design studio working across the U.S. and Europe. The practice creates refined, materially grounded environments shaped by research into site, culture, and architectural precedent, with a collaborative approach that draws from fine art, fashion, and nature. Spanning residential, hospitality, and product design, the studio is guided by quiet rigor and a belief in design that elevates everyday living, earning consistent recognition from Architectural Digest, Wallpaper, Elle Décor, 1stDibs, and Interior Design, alongside major industry honors and international press.
Greg Warner, FAIA Bio
With 40 years of experience leading architectural projects, Greg has made an indelible mark on residential and hospitality design in both the Hawaiian Islands and mainland North America. His extensive body of work demonstrates a seamless connection between architecture and landscape, paying homage to the natural environment and its historical context. Greg’s artistry in place-sensitive design developed during his upbringing in Hawaii, where he discovered how culture and environment together shape regional architecture. He carries this understanding through to his projects in Mexico,
California, and the Rocky Mountains, creating built works appropriate to each setting.

Starting October 28, 2025, SHLTR™ introduces SHLTR™ Talks with SPOTLIGHT, a new series of design conversations with an extraordinary roster of architects, interior designers, and makers who define the Bay Area’s creative identity. In three evening programs, each guest will present recent work before engaging in a one-on-one conversation with SHLTR’s editor-in-chief, Zahid Sardar to spotlight inspiring ideas that can be applied widely.
Restoration As Innovation
Building on the Legacy of Mid-Century Masters
The inaugural SPOTLIGHT talk on October 28 features architect Leo Marmol, FAIA, founding partner of the celebrated architect-led design-build firm, Marmol Radziner. He will talk about the consequences of preservation in cities like San Francisco, where heritage ideals often collide with housing goals. Adaptive reuse, he emphasizes, can reconcile opposing goals without erasing the past.
Marmol’s decades of experience restoring modernist landmarks such as Hank Schubart’s Jackson House and Richard Neutra’s iconic Kaufmann House, have led to practicing preservation as a sustainable strategy and a creative act. Learn how restoration can be a lower-carbon, higher impact alternative to new construction.

Leo Marmol, FAIA, is a founding principal of the design-build firm Marmol Radziner, based in Los Angeles and San Francisco.
